Hello, my name is Valerie Fields, as a full-time real estate agent I enjoy helping buyers and sellers set goals and guide them through an informed, educated experience while buying or selling their home.

I have 2 beautiful grown children, 6 between my husband and myself, and several grandbabies that keep us busy! We love playing cards with family and friends, and eating out (way too much, chips and dip are my downfall) since it’s just us two at home. We enjoy watching football, traveling, and cruising. Cruising is a must if you have never cruised, put it on your bucket list! Watching older movies, and sitcoms make us feel young... Shhh!!

What is the difference between a down payment and closing costs?
Your down payment isn't all you need to bring to the closing table when you buy a home. Closing costs are expenses beyond the down payment, such as appraisal fees, title fees and escrow funds, that you pay upon closing. Many first-time home buyers underestimate just how much they'll need to pay in closing costs.
Am I required to put money down to buy a home?
Home buyers no longer need a 20% down payment to buy a home. You can buy a home with a conventional loan for as little as 1% to 3% down. And you may even be able to buy a home with no money down if you qualify for a VA or a USDA loan.
Are home inspections Required to buy a home?
Home inspections are not explicitly required by law in Indiana for buyers, but they are highly recommended. While not mandatory, most lenders may require an inspection as part of the mortgage approval process such as termite for VA or water tests if homes are not connected to local communities.
What happens if the appraisal comes in lower than my offer?
If you've made an offer on a home and your lender's appraisal values the property at less than you've bid, the lender won't approve the full mortgage amount even if you qualify for it. In order for the purchase to go through, you may need to supply extra cash or renegotiate the deal with the seller.
Am I required to be approved before looking at homes?
No, however, it is highly recommended. No need to get your hopes up and find a home you love if you can’t afford it! You will need to know how much you are approved for as well as the type of loan. What if my credit is not the best, can I still buy a home?
Even if your credit isn’t in the best category, you still have a chance to buy a home. Lenders today work with buyers with credit scores less than 600, depending on their debt-to-income ratio, job history, and other factors. When you fill out a loan application your lender will tell you if you can borrow money and how much or if you have some work to do.
